We start with a little preliminary information gathering about your project, location, timeline and budget. Next up a complimentary site visit is scheduled to get to know each other, discuss budget, design details, general feasibility and/or any special considerations. This is the time for straight talk and honest expectations all around.
We then develop and present an initial scope of work and corresponding budget proposal for your review. If you decide to proceed, then we're on board as your builder and we get to work developing a fully specified scope of work, plans, engineering, material selections and hash out all the other details required to move toward a fixed price and scheduling agreement.
We typically proceed on a full turn key basis where we are primary contact and are the soul source of responsibility.
We believe that front loading the process to establish a comprehensive plan and deal with the challenges head on and in advance is in all our best interest. Not only does it help for a more efficient build and more cohesive finished product, but it minimizes client risk of overages and the uncertainty and stress that can be inherent in "Time and Material", "Construction Management: or "Cost Plus" models.
We are based in Lunenburg County, Nova Scotia and service within an approximate 50km radius of Bridgewater, Nova Scotia. Key Communities include: Chester, Mahone Bay, Lunenburg, Bridgewater, Petite Riviere, Port Medway, Liverpool, Molega & Ponhook Lakes, Greenfield , Caledonia, New Germany, Springfield, East Dalhousie, Sherbrook Lake, New Ross. We will consider work further toward Shelburne, HRM and The Valley, but travel costs may apply.
Scott is always your primary point of contact and sole source of responsibility throughout the process. Scott is mostly on site and often on the tools personally completing much of the work along with coordinating and overseeing trades and labor directly throughout the build. We do not outright subcontract entire projects, but do employ various specialized subs as needed.
We do not offer financing directly, but we have worked through construction loans processes and/or purchase plus improvement mortgages in the past and have some familiarity with the requirements.
In terms of project funding- Once we have agreed on the initial budget proposal, we typically collect a small deposit for scheduling and commencement of design and specifying work. Our written construction proposals outline this in detail and structured payment schedules are tied to milestones of completion.
Yes. We are a duly registered construction company and carry $2mil General Commercial/Builders Liability Insurance. Insurance certificates and additional parties insured may be produced as required by clients/lenders. We strive to keep up on the latest building science and material methodologies through conferences, seminars and other continuing education.
For over 20 years, Principal, Scott Clarkson has personally been "on the tools" and managed in the ballpark of 50 major renovations, additions and new construction projects. This is in addition to countless smaller renovations projects like kitchens, baths, basement finishings, decks and general carpentry projects.
If you have plans already on hand, we are happy to work with them, but if you do not, then we are also able to to guide you in the design build of your project.
Most major renovations and new construction require some form of building permits and/or planning permission. Don't stress... we are familiar with these processes and take on the responsibility for all obtaining necessary approvals through all permit related paperwork, engineering, plans, inspections and the like.
We do not offer design work as a standalone service, but we are able to undertake a design build process if you are still at the general concept stage.

Most of our customers are on site regularly to see progress first hand. If you are hiring us from afar, then we will provide regular reporting with photos and detailed updates.
We try our best to avoid change orders during construction by front loading the design and planning process to ensure every decision is made in advance whenever possible. On the rare occasion when changes are requested- we have a detailed protocol spelled out in our agreements to smoothly accommodate both minor and major change.
We offer a Full 2 year Workmanship Warranty in addition to extended manufacturer warranty on all projects. We typically incorporate material selections which offer superior warranties and we always follow manufacturers' preferred installation methodologies to ensure durability.
